The lay of the land
Townhouses (townhomes) are one of the most practical property types in the Marbella market: they offer the space, garden and privacy of a small house, with the security and shared amenities of a community. For many buyers they are the ideal compromise between an apartment and a villa.
A typical Marbella townhouse is a two- or three-storey home in a gated community, with a private garden or terrace, communal pools and gardens, and usually underground parking. They are found throughout the municipality — from Nueva Andalucía and the Golf Valley to Elviria, San Pedro Alcántara and the coastal communities east and west of Marbella town.
Marbella Specials currently lists 31 townhouses for sale, ranging from compact two-bedroom homes in family communities to larger four-bedroom townhouses beside golf courses. The sections below cover the styles, the best areas and what to check before buying.
What buyers are doing
Townhouses sit between apartments and villas in price, and they often offer the best value per square metre in their area.
Buyers get more interior space than an apartment, a private outdoor area, and community facilities — for significantly less than an equivalent villa. The trade-off is shared walls and community fees.
Prices vary by area: Golf Valley and Golden Mile townhouses command premiums, while Elviria, San Pedro Alcántara and the wider coastal communities offer more space for the money. Newer communities tend to have modern open-plan layouts, private gardens and two parking spaces.
At the time of writing, Marbella Specials has 31 townhouses for sale across the municipality. Current pricing for every area can be checked live on the townhouse listings page.
Day-to-day life
Townhouse living in Marbella is community living with a house feel.
You get your own front door, private garden or terrace and, usually, more space than an apartment — often spread over two or three levels. At the same time, the community looks after the pools, gardens and security, which keeps maintenance light and makes townhouses popular with second-home buyers.
Families are well served: townhouse communities are typically quiet, safe and close to schools and beaches. Golfers find townhouses beside many of Marbella's courses, particularly in Nueva Andalucía and the Golf Valley. For year-round residents, the combination of space, garden and community is hard to beat at the price.
Beaches
Many townhouse communities are within walking distance or a short drive of the beach. Elviria and Guadalmina offer townhouses close to family beaches, while Golden Mile townhouses sit near the seafront. See the Marbella Beaches guide for the coastline overview.
Schools nearby
Family buyers in townhouse communities have access to schools across Marbella, Sierra Blanca and the Nueva Andalucía corridor. See the Marbella area guide for the complete schools overview.
Healthcare nearby
Marbella town provides public and private healthcare, with the Hospital Universitario Costa del Sol just east of town. See the Marbella area guide for the full healthcare overview.
Golf
Townhouses are a popular choice beside the Golf Valley courses in Nueva Andalucía — Aloha Golf Club, Real Club de Golf Las Brisas and Los Naranjos Golf Club. Río Real and Santa Clara Golf lie east of central Marbella. See the Golf Valley guide for the course landscape.
